Asphalt deteriorates at a considerable rate.  In addition to Crack Sealing, another preventative maintenance technique is Asphalt Sealcoating / Asphalt Sealing

or Rejuvenating.

 

The Parking Lot Guys provide two types of sealer.  Oil based rejuvenating sealer and coal tar.  All Sealcoating products, no matter the chemical makeup, will wear away over time (relative to traffic, grade and sun exposure) but both provide a different effect on asphalt.

The sealcoating process begins with a thorough cleaning of the pavement surface to be sealed.  The entire surface is swept, including all corners and curbs.  The surface is then blown free of any dust and debris with high powered blowers making the surface clean for maximum adhesion.   After the surface has been prepped, the sealer is then sprayed on.  All curbs are protected from sealer during this process.

 
Choosing your product. 
 
ARS or coal tar.

 

Asphalt Rejuvenating Sealer (ARS) is completely different than coal tar.  ARS is a penetrating rejuvenator and sealer. ARS restores lost oils and repairs damage within the asphalt matrix.  Unlike coal tar, ARS will not chip or peel. ARS treated pavements undergo a dramatic improvement in flexibility, providing improved resistance to cracking. ARS treated pavements wear evenly over time.

 

What is ARS?

Asphalt Rejuvenator / Sealer is spray applied in a one-coat application. As pavement ages, essential oils are lost as they volatilize from the pavement, leading to cracking and pavement failure. ARS penetrates the asphalt, restores essential oils, rejuvenates the asphaltic binder, and repairs damage within the asphalt matrix. Under heavy traffic, smaller cracks may see some degree of closure.

ARS Differs From Coal tar:
ARS is completely unlike coal tar seal coatings.  Only ARS has the unique ability to rejuvenate and restore pavement.  In addition to its restorative capabilities, ARS treated pavement has an attractive black color that will not chip, peel, or delaminate.  The first few weeks it will appear shiny but eventually it will turn to a nice matte finish.  ARS will wear evenly over time. Unlike coal tar seal coatings, ARS does not build up on the surface. ARS treated pavement retains its surface texture, thereby providing good traction and skid resistance. 

 
You may find companies out there who don't offer both products because they do not want to purchase the expensive sprayers needed to apply ARS. Therefore they have a bias opinion on ARS such as, its slippery and its shiny.  ARS has a rubbery texture to it therefore making it the very opposite of slippery.  We supply both products therefore we do not have a bias opinion and simply explain the differences between the two products and let the client choose what they want based on their needs and budget.  Always try to use a company that supplies both products so you get an unbiased opinion.
